We charge per unit and not per person so No Extra charge for 3rd or 4th person if on sleeper couch, single bed or double bunk in lounge of larger units .

Discounted Price for 2 or more in low season only  Subject to season, availability and management discretion . Standard Unit rental price starting from R11000 per month (for 2 persons ) from 1st May to end November only

Single Rates Single rates are subject to season, management and availability
1. Rates are per apartment/night (all charges and vat inclusive).
2. Discounted Single rates subject to season and availability.
3.  To confirm your booking, the submitted reservation form must be signed and completed with expected time of arrival. Proof of deposit and the reservation form must be returned to Ascot Gardens before the deadline date as stipulated on the form.
4. Minimum 2 night stay or minimum of R800 total booking accepted subject to season and management discretion.
5. Minimum booking for 10 nights continuous stay required for christmas periods between 18th December - 6th January (This minimum 10 night booking is required for all enquiries made for this Christmas /new year period up to 31 September)
6. 4 nights minimum booking required over Easter Weekend and Argus Cycle Tour.
7. Deposit of 33 % is required to confirm a booking and; deposit or part thereof will be refunded less any costs (or less a minimum administration deduction of R500) providing the booking is canceled in writing 60 days or more before arrival date.
8. Deposit will be non refundable should cancellation be within 60 days of arrival and the unit is not let for the booking period or part thereof. (We will try and on sell your cancelled booking. Any rental income received for this period of your cancelled booking will result in a pro rated repayment of deposit, less costs, payable to you after the final departure date of your canceled booking.)
9. The outstanding balance for all bookings is due before or on the day of arrival.
10. Reservations made within 30 days of arrival or total less than R1000 require full payment before confirmation and arrival.
11. If you do not cancel your booking in writing 31 days prior to arrival, you will be responsible for the balance of the hire period.
12. Refunds are not given for late arrivals or early departures, with no exceptions.
13. Payment by Cheque, Direct Deposit, Bank or Internet transfer or Cash or Credit Card via secure online booking gateway
14. House rules and website and group terms and conditions will be strictly enforced.Please read Information Book or Group details sheet provided with confirmation and on arrival to avoid any misunderstanding or problems.
15. Kindly report any required/missing items/utensils or equipment that is not in good condition as soon as possible so they can be repaired or replaced.
16. No smoking in suites allowed. Please ask for an ash tray and smoke outside
17. Kindly be considerate of other guests at all times in relation to noise or disturbance in and around Ascot Gardens
18. No noise, BBQ or staying outside talking and drinking on patio or around units after 9.30pm or in morning before 8am.
19. All guests to go inside unit by latest 10 pm and visitors to depart quietly by the latest 11pm.
20. No talking or laughing noise or allowing children to make noise outside on patio before 8am in morning as other guests may still be sleeping.
21. Please be quiet in the early morning or late at night when arriving or departing from your unit. Especially if you have been out for a meal and may be feeling happy and in a laughing mood.
22. To reduce the noise at these times, kindly carry your suitcases instead of pulling them on rollers if checking in or out of a unit at night or early morning.
23. Any breakage/damage to Ascot Gardens property is payable to management before departure by the person responsible for the breakage or the person paying for the unit. Kindly report all breakages as they occur (and pay for them at that time) so we can provide the correct replacement.and maintain our 3 star standards.
24. Right of Admission is Reserved. Occupancy only allowed as per confirmed number of persons and beds provided when booked.
25. Rates, discounts, terms and conditions subject to conditions and availability and may be changed at any time, without notification.
26. Due to circumstances, owners/management may change the suite originally confirmed for you for any reason. Should this occur you will be accommodated in a similar standard and priced suite or a larger more expensive suite at no extra cost to yourself (or credited with the difference in price for exchanged units, if we are only able to accommodate you in a lesser standard suite.
27. Guests/s and visitors attend/stay /visit /occupy an Ascot Gardens unit or the Ascot Gardens property, at their own risk.
28. Permission from management must be obtained before hand before inviting more than 4 visitors onto the Ascot Gardens property and in their suite at any one time.
29. No private group meetings, parties, BBQ, or celebrations of any sort are allowed at any time on Ascot Gardens property, unless management has been prior advised and granted permission.
30. Ascot Gardens Accommodation cc, The Nut Trust , Barry Edkins and Lesley Edkins, their managers, agent/s and/or employee/s ("the Proprietor") shall not be liable for, and the guest/s hereby waive/s and abandon/s any claim of whatever nature including but not limited to that for theft, injury, loss or damage of whatever nature, against the Proprietor, whether arising from the Proprietor's default, negligence or otherwise.
31. The signed reservation form and or payment of a deposit or the full amount is an acknowledgement that you have read and accepted all the terms and conditions of Ascot Gardens.
32. By signing the reservation form, or confirming the booking via email, phone, personally or paying any amount of deposit, the guest/s, in addition to the aforesaid, hereby indemnify, the proprietor against any claim which may arise from whatever nature, whether arising from the Proprietor's defaults, negligence or otherwise.
33. Management reserves the right to evict any person, family, group,or paid guest from the unit and the Ascot Gardens property should the website or group terms and conditions be transgressed, and should their unacceptable behaviour not be immediately corrected after a management/guest discussion related to the contravention and or a warning and correction notice is issued to contravening guests.
34. A charge of R15 per time per load for your use of washing machine and or tumble dryer. Approximately R 3000  is paid annually by Ascot gardens from this guest usage charge to our charity LITTLE ANGLES, a home for Aids and abandoned babies. Kindly write your name and  usage in the book in laundry and settle this amount due in cash to BARRY before your departure .
